Delbain Realty ("Delbain", "we", "us") respects your privacy. This policy explains what personal data we collect through this website, why we collect it, who we share it with, how long we keep it, and the rights you have under India's Digital Personal Data Protection Act, 2023 (the "DPDP Act") and the rules made under it.
1. Who we are

2. What personal data we collect
Information you give us
When you use the "Register your interest" form, or contact us by phone or email, we collect:
- Your full name
- Your email address
- Your phone number, if you choose to provide it
- The investment option you are interested in (Fractional Ownership, EOI Opportunities or both)
- Your investor type (for example, individual investor or family office)
- Anything else you choose to tell us when you contact us
Please do not send us sensitive information such as bank details, identity documents or passwords through the website form.
Information collected automatically
This website does not use analytics tools, advertising trackers or cookies. As with any website, our hosting provider and font provider automatically receive technical information when your browser loads the site, such as your IP address, browser type and the date and time of your visit. This is used only to deliver the website and keep it secure.
3. Why we use your personal data
We use your personal data only for the purpose you shared it with us:
- To respond to your enquiry and contact you about the investment options you registered interest in
- To share information about relevant investment opportunities as they become available
- To understand which investment options our audience is interested in
- To keep records as required by applicable law and to protect our legal rights
We process your personal data on the basis of the consent you give when you submit the form or contact us, and, where applicable, to comply with the law. We do not sell your personal data, and we do not use it for automated decision-making.
4. Who we share it with
We share your personal data only with service providers (Data Processors) who help us run this website and handle enquiries, and only as far as they need it to do so:

We may also disclose personal data where required by law, court order or a government authority, or to protect the rights and safety of Delbain, our investors or others.
5. Where your data is stored
Our service providers may store and process your personal data on servers outside India, including in the United States. Any such transfer is made in line with the DPDP Act and any restrictions notified by the Government of India.
6. How long we keep it
We keep your personal data only for as long as it is needed for the purposes described above: while you remain interested in hearing from us and for up to three years after our last contact with you, unless a longer period is required by law. When it is no longer needed, or when you withdraw consent, we delete it, unless we are required by law to keep it.
7. How we protect it
We use reasonable security safeguards to protect your personal data, including encrypted (HTTPS) connections, access restricted to authorised team members, and service providers with established security practices. No method of transmission or storage is completely secure, but if a personal data breach occurs we will notify affected individuals and the Data Protection Board of India as required by law.
8. Your rights
Under the DPDP Act, you have the right to:
- Access a summary of the personal data we hold about you and how we use it
- Correct, complete or update your personal data
- Erase your personal data when it is no longer needed
- Withdraw consent at any time, as easily as you gave it. This does not affect anything we did before you withdrew it, but we will stop contacting you about investment opportunities
- Nominate another person to exercise these rights on your behalf in the event of your death or incapacity
- Raise a grievance with us, and if you are not satisfied with our response, complain to the Data Protection Board of India
To use any of these rights, email connect@delbain.com from the email address you registered with, or call us. We may ask you to confirm your identity before acting on your request, and we will respond within the time required by law.
9. Children
This website and our investment opportunities are intended for adults. We do not knowingly collect personal data from anyone under 18. If you believe a child has shared personal data with us, please contact us and we will delete it.
10. Links to other websites
This website links to our pages on Instagram, LinkedIn and X. Those platforms have their own privacy policies, and we are not responsible for how they handle your data.
11. Changes to this policy
We may update this policy from time to time. The latest version will always be on this page, with the effective date shown at the top. If we make significant changes, we will let you know where appropriate.
